Jim and Mary had purchased a house in Hamilton six months ago. Jim trusted the house construction company that was building the house that he’d bought and was enthused about the house inspection report that they would produce once it was completed. The building report in Hamilton detailed all of work that had been completed on the house over the previous six months. It also included a detailed list of all materials that had been used during the construction, the quantity that had been used, and the quality of the materials that had been used.
When the building report in Hamilton was completed, Jim was happy. He had found a good company that had followed every regulation that was in place, and he felt very positive about the building. Unfortunately, two months later he had to report the building to the local health board for two very important reasons. One of those issues was a health issue that was brought into the home after the building had been built. Jim was not able to use the building report as a tool to help him determine what caused the health issue, but he understood that the building had met all the building codes and regulations.
Jim trusted the house inspection report that the building company had provided. He didn’t want to do anything that might damage his good credit rating. He didn’t want to pay additional money to have the issue corrected. However, once he discovered the building inspection report wasn’t mentioned, he started to get worried.
Jim knew that he should have tested for asbestos at the time the building was being constructed, but he didn’t think that he would need to test the building after it was complete. He didn’t know if there were still dangerous levels of asbestos in the air. Another problem with the building was that there was no certificate that the builders had gotten to show that the house was up to their building code standards. Jim knew that the house needed to be evaluated for health issue before he purchased it, but he didn’t know if he had done enough research to find out what the health issue was.
Jim’s house was built in a period of time when the construction industry was not as regulated as it is today. Many companies would build homes without having a building report completed. Even when a building was inspected and found to have an asbestos issue, there was often a question of whether or not the amount of asbestos in the air in the building was safe for him to breathe. Jim knew that he had purchased a house in an area where there was a lot of building activity, but he didn’t know whether he had bought enough of a property to make his house safe from the effects of the asbestos. The building report in Hamilton did not mention the existence of asbestos in the air. Jim called the local health department to have the building inspected again and to ask questions about the building’s safety.
The building inspector like Jim’s Building Inspections checked the building and confirmed that there were no asbestos particles present in the building, but that there was some dust associated with the building that he thought was asbestos. Jim called the health department again and this time mentioned the building report in Hamilton that he had received from the Hamilton building inspector. The health department sent a team of asbestos specialists to the home to determine the extent of exposure to asbestos in the home. The team confirmed that Jim’s residence was not at risk of developing lung cancer or other illnesses caused by asbestos. Jim was happy to hear this because he was already worried about the health of his family.
Jim was able to get a copy of the building report in Hamilton that indicated that the building had not been found to contain any asbestos. He requested that the building be inspected again and asked that the same team that had inspected the house be called back to inspect the building again. Jim wanted to ensure that he and his family were not going to be at risk of developing another health issue from the building. Jim knew that he did not want to have to live in the home any longer and he wanted to make sure that it was safe for his family to reside in. Jim’s concerns about the building inspection report were not new.
Jim’s family used to go on special vacation trips where they would visit several different resorts. Jim and the rest of the family enjoyed the building reports in Hamilton on these trips and never wavered about the possibility that they might be exposed to some form of asbestos during their stay at one of these resorts. Jim’s wife would often bring up the subject of the building inspection report in Hamilton and the health issue that might occur. Jim and his wife would sometimes talk about how they felt when they heard about the building inspection report in Hamilton and they would both shake their heads and consider the fact that this building could have potentially caused them serious health issues. Jim and his wife would spend their vacations thinking about the possibility that they could have developed some form of health issue as a result of their vacationing at one of the Hamilton hotels.
